In the era of advanced technology we live in today, almost any decision that we make is based on the research we have done prior taking any action, be it shopping, selling or any other daily activity. The same goes when people start their journey in finding a home to buy. According to recent research, more than 90% of people start searching for their future home on the net. And when people are interested in a listing, it is because the way the house is presented has captured their attention.

In the past, realtors put their trust in the hands of stagers whose job was to stage a house with real furniture and decorative elements. This technique continues to be used today but the fact that a new, far more convenient service has appeared, leaves the traditional staging behind. This new and attractive technique is the virtual staging service that transforms the home into a more colourful, warm and welcoming presentation of the potential the house has.

The thing is, it is only a digital representation, visual showcase of the house, as the house is not being sold with any furniture or other decorative details. Because of this, stagers, whose service is much more expensive, claim that realtors who use virtual staging service deceive the potential buyers. This can’t be further than the truth, because in any particular moment the potential buyer understands that what they are looking at is not what they are getting if they buy the house. They know that they are just considering the potential of the place and what can be done with it.

For example, it is noted that potential buyers pay special attention to the living room and this is something that is used by stagers as they put in extra effort in staging the living room. This can also be considered as a manipulative act for the interests of the potential buyers.

On the plus side of the virtual staging service is that with it the relators spend much less money, time and effort as they only need to provide a photo of the vacant space of the rooms and talk details about the design with the virtual staging service provider. After that, they need to wait for a day or two to get their photos which are a finished product ready to be put on the net.

However, respecting the ethical rules is inevitable if you want satisfied buyers and to successfully close the deal. This means that you mustn’t showcase something that is non-existent in terms of the size of the rooms, the condition of the house and other important information about the listing. The virtual staging a house should not be used to mask the irregularities or the flaws of a listing but to present a better understanding of the layout of a room to your potential buyers.

In order to avoid breaking the code of ethics here is what your photos shouldn’t have: airbrushed out power lines or water towers, erased highways or shopping centres in the background, freshly painted room walls or exteriors when they are not in this condition in reality and last but not least, enlarged or expanded rooms that provide false information about the size.
